Earthquake retrofitting an older Los Angeles home is not a one-size-fits-all “earthquake-proofing” package. The objective is to reduce known vulnerabilities and improve the connection between the home, its walls, and its foundation. No retrofit can guarantee that a building will be undamaged in every earthquake.

Start With the Foundation System

Older homes may have raised foundations, cripple walls, post-and-pier areas, unreinforced masonry, additions, hillside conditions, or previous work completed under different standards.   • Post and beam connections: improves load transfer in raised and post-and-pier areas.
  • Localized concrete or framing repair: corrects deterioration before new hardware is relied upon.
  • Engineered strengthening: addresses irregular layouts, large openings, hillside homes, and nonstandard conditions.

What an Inspection Should Review

A foundation inspection should document the foundation type, framing, anchors, cripple walls, posts, piers, connections, concrete condition, access, moisture, and prior alterations. Retrofit recommendations should match the actual load path.

Permits, Plans, and Qualified Contractors

Confirm requirements with LADBS. Standard plans may apply to some conventional raised-foundation homes, while hillside, damaged, irregular, or extensively altered properties may require engineering. Verify licensing through CSLB.

Retrofit vs. Foundation Repair

A retrofit improves seismic connections; it does not automatically correct settlement, rot, spalling, drainage, or inadequate bearing. Those conditions may need repair before or alongside the retrofit.
