What Is a Concrete Skim Coat?
A skim coat or microtopping is a thin cementitious or polymer-modified layer applied to prepared concrete. It can smooth shallow pitting, wear, texture differences, and minor surface imperfections before a coating or finished overlay.
When Skim Coating May Work
- The underlying concrete is sound and stable
- Defects are shallow and primarily cosmetic
- Cracks have been evaluated and treated appropriately
- Moisture transmission is within the selected system’s limits
- Drainage and elevations are already acceptable
- The product is rated for the location and expected traffic
When It Is the Wrong Repair
- Active settlement or heaving
- Deep spalling or delamination
- Exposed or corroded reinforcing steel
- Widespread hollow or unsound concrete
- Water pressure, chronic leaks, or failed drainage
- A structural slab or foundation problem requiring engineering
